Gulch Union
Gulch Union is a three-phase mixed-use master-planned development located in Nashville’s vibrant district, The Gulch, featuring office space, luxury residences, and a planned boutique hotel.
Situated at the gateway to the Gulch, Gulch Union occupies a full block between 12th and 13th Avenues and McGavock and Demonbreun Streets. Its location between downtown Nashville and Music Row puts it at the center of the city’s business community and rich entertainment options, while staying clear of the traffic, noise, crowds, and other distractions.
Phase one was completed in 2020 with 1222 Demonbreun, a 330,000 square foot LEED Silver certified office building with street-level retail. Phase two was completed in 2024 with a 29-story, 306-unit luxury residential tower known as The Pullman at Gulch Union. Phase three is in the design phase with plans for a boutique hotel.

The Gulch is walkable, highly connected, and fully served by public transportation. It is also home to the bike-friendly Gulch Greenway. This emphasis on sustainability—along with its true mix of uses—helped the Gulch become the only urban district in the southern U.S. to achieve LEED certification for neighborhood development.
1222 Demonbreun. Inspiring a new way to work.
1222 Demonbreun is a LEED Silver certified building completed in 2020 and encompassing 324,500 square feet of office space and 5,800 square feet of street-level retail space. The building features high ceilings, large column-free floorplates, and full-height windows offering scenic city views – perfect for open, collaborative and inspiring work environments. Endeavor sold the office portion of Gulch Union to Shorenstein Properties in 2025.
